Commercial Solar in York and North Yorkshire: The Business Case for 2026

Sarah Thompson

Energy Analyst, Yeers

York and North Yorkshire don't have the heavy industrial concentration of Sheffield or the port-scale energy intensity of Hull — but the region has a distinctive commercial solar opportunity built around food manufacturing, tourism and hospitality, agriculture, and distribution logistics. Here's the business case for 2026.

York's Commercial Landscape

York's economy is dominated by tourism, retail, financial services, and education — sectors with real estate that includes hotels, retail parks, office campuses, and historic buildings. Alongside this, the city has significant food manufacturing heritage: the Terry's and Rowntree's legacy has evolved into a cluster of food and confectionery operations, alongside Nestlé's continuing York presence. Distribution and logistics operations have grown substantially around York's ring road, particularly in the Monks Cross and Clifton Moor areas.

Key Sectors for Commercial Solar in York and North Yorkshire

  • Food manufacturing: High daytime electricity consumption from processing, refrigeration, and packaging lines makes food factories ideal solar candidates. York's food sector businesses typically run daytime shifts with electricity loads of 50kW–500kW — well-matched to rooftop solar generation profiles.
  • Tourism and hospitality: Hotels, conference centres, and visitor attractions benefit from solar because their peak season demand (summer) aligns precisely with peak solar generation. A 100kWp hotel rooftop system in North Yorkshire can generate 88,000–95,000 kWh in the April–September period — coinciding with peak occupancy.
  • Agriculture: North Yorkshire has extensive arable and dairy farming. Farm buildings — grain stores, livestock sheds, free-range poultry units — offer large unshaded roof areas with high daytime energy consumption. Full Expensing and Annual Investment Allowance make the tax case compelling for agricultural businesses.
  • Retail and distribution: The retail parks and logistics centres along York's ring road (Monks Cross, Clifton Moor, Foss Islands) have large, flat or shallow-pitched roofs well-suited to commercial solar arrays.

Grid Connection in York: Northern Powergrid G99

Commercial solar systems above 50kW in the York area require G99 grid connection applications to Northern Powergrid, which serves the YO postcode area. The North Yorkshire grid generally has reasonable capacity, though specific substation constraints apply in some rural locations. YEERS manages complete G99 applications including load flow analysis and protection coordination.

Planning: North Yorkshire Council

North Yorkshire Council (formed from the merger of the former district councils and county council in 2023) has published a supportive Local Plan policy for renewable energy. Commercial solar on industrial and logistics buildings is generally permitted development. Agricultural solar requires permitted development notification or, for larger systems, planning consent — but North Yorkshire Council's planning officers are generally supportive of well-designed agricultural solar proposals.

Financial Incentives for York Businesses

  • 0% VAT: All commercial solar installations qualify for 0% VAT on equipment and installation.
  • Full Expensing: 100% corporation tax relief in Year 1 on qualifying solar assets. A York business spending £200,000 on commercial solar can offset the full cost against Year 1 profits — saving £38,000–£50,000 in corporation tax immediately.
  • Smart Export Guarantee: Surplus electricity exported to the grid earns SEG income. For a typical 200kWp distribution centre, this can add £8,000–£15,000 per year.
